How can I find a real estate agent who is experienced in short sales?

I want to try to do a short sale on my property before the foreclosure goes through. I will go into pre-foreclosure in about two weeks. Is it too late? I live in Orlando and I know a lot of good realtors to call but I really want to find someone who knows what they are doing when it comes to negotiating short sales. I have a primary mortgage with Chase and a home equity loan with Countrywide so I assume that will make my case more difficult. Any suggestions on how to find someone who specializes in short sales? Or should I just call my local realtor and keep my fingers crossed?

  1. Call Steve Shurina in Celebration/Kissimmee. He is VERY experienced with short sales in the Orlando area. I refer him all of my sellers that are going through what you are going through. Send me a private message and I will give you his phone number.
  2. Check out http://www.seekingagents.com/ - it lets you compare Realtors and find the ones that match best with what you're looking for in commissions, experience, specialty, etc. I think it's your best bet.
  3. Find an Investor and work with them. Investors like "we buy houses, etc" have been doing short sales for years and understand the foreclosure process a lot better than most realtors. This is not trying to devalue realtors; but when you break your arm you don't go to a mechanic you go to a Dr. because they are specialists in their field. Investors can answer your questions about 1099's and deficiency judgments and whether FLA is judicial or non when it comes to the foreclosure process, as well as the time frame. You can not legally gain from a short sale and can not possess the financial ability to bring your loan current. Or find a realtor who uses a third party negotiator to do there short sales. This is not an ordinary sale, or one you should trust to someone who took a 3 hr class on. Hope this helps. PS the lenders are very backed up and anyone who tells you they can do a short sale in under a month; walk away from.
